Connecticut is an attorney-closing state, meaning an attorney is required to handle the legal aspects of the closing. The process typically includes title searches, inspections, appraisals, and finalizing paperwork. 


Down payment requirements vary depending on the type of loan. Conventional loans typically require 5–20%, but government-backed loans like FHA and VA may offer lower down payment options, starting at 3.5% or even 0% for qualified buyers.
